THE PROPERTY Having been let out for nearly twenty years and in need of some TLC, this isn't for the fainthearted! Should the new owner spend some money updating, this could be a fantastic home. Many times a buyer would have to "make-do" with a fitted kitchen or bathroom that another person has chosen and that is one of the reasons why renovation projects are always sought after. One could live here as is…..but we do expect the new owner will embark on a series of works to transform this tired house into a lovely home. Of course a bedroom is only a bedroom if it has a bed in it, and a dining room is only a dining room if it has a table and chairs in it…..with this in mind, it might be advisable for the new owner to take the wall down (subject to building regulations) between the sitting room that sits at the front of the property and bedroom one at the rear of the property. If this wall was removed for instance, and a French door opening to a patio out to the rear garden the room would be of a very generous size and full of light with windows on three sides and looking over its own gardens. There are many changes like this that can take place and it's an exciting opportunity for the new owner to put their own mark on and make it their dream home. A large garden with plenty of parking and single garage, all within walking distance of the southwest coastal path and some lovely beaches!
THE LOCATION Ponsongath is a small hamlet surrounded by rolling farmland and just a couple of miles from the beautiful fishing village at Coverack. With very little passing traffic (there is no through-road) all is peaceful and quiet. Coverack is home to a glorious sandy beach, shop, pub, lifeboat house and the bay hotel all serving delicious meals. The Doctors surgery at St Keverne is about 4 miles from the house. Helston is a town approx. ten miles away and is very well serviced by major supermarkets and smaller boutique shops. Further afield is the larger town at Falmouth (Dave from our office lives in Coverack and travels through Gweek to Falmouth every day and that journey takes on average 35 minutes).
