THE PROPERTY An outstanding and very special coastal position between Falmouth, Mawnan Smith and the Helford River for this unmodernised, detached two-bedroom bungalow with sea views, set within a glorious, richly stocked, and private garden, just over a quarter of an acre in size, complete with detached garage, much parking space and workshop. An exciting and very rare opportunity to restore, remodel or redevelop, (subject to consent).
The bungalow did sit in a huge half an acre garden which has been split down the middle and the right-hand side sold off to a local builder to build his own family home. Building work on the plot next door is expected to start in the next few months so should the new owner of Rosemaen decide to knock the bungalow down and redevelop we are certain the benefits of having an experienced builder next door would be invaluable!

THE LOCATION
Rosemaen lies near the sea, along the coastal road between Falmouth, Mawnan Smith and The Helford River. The position is outstanding, set centrally within its gloriously established and richly stocked garden with views to Falmouth Bay.
Rosemaen is about 1.5 miles from Mawnan Smith village, 3 miles from Helford Passage and just a few hundred metres from the lovely sandy Maenporth Beach and excellent restaurant, The Cove. Mawnan Smith has good local amenities including a primary school, church, pub and restaurant, plus a garage and a general store with Post Office.
Falmouth, or if you are a Cornish language enthusiast 'Aberfal', is a truly beautiful place to visit and reside. With its proximity to sheltered as well as unsheltered waters, Falmouth has long been a popular boating and water sports location; it boasts the world's third largest deep-water harbour and is the country's first and last major port. Falmouth is also famous for its classic working boats which can often be seen in all their glory sailing in the harbour. Falmouth often plays host as the start and/or finish line to many international sailing races including that of the famous Tall Ships.
THE BUILDING PLOT As already stated; the plot is relatively flat and is a quarter of an acre in size. There are sea views and for those struggling to find a house that suits their needs this might be the perfect answer. Should a detached four-bedroom house be built the location value would make the build feasible (depending on style, quality, and finish). Of course, you will need building consent from the local authority but as a property already exists on the site it is unlikely that consent would be refused.
THE BUNGALOW Open plan living, kitchen and dining room with sea views and two bedrooms are on offer. All is a little tired and should the new owner keep the bungalow and not build we would expect that they may wish to modernise (or not!).
The property has a clear Mundic block test and is in a useable condition and structurally sound (we understand). The roof space is cavernous so possibly a loft conversion would make sense and add two more bedrooms which would both have very nice sea views.
