ACCOMMODATION IN DETAIL (ALL MEASUREMENTS ARE APPROXIMATE)
THE PROPERTY Built in the mid 1980's this detached home is perfect for modern family life. Most new builds today are not as generous on room sizes as they were in the 1980's and this is immediately evident when one steps into the entrance hall, very light and welcoming and sets the tone for what awaits. The sitting room is over 21 foot long and has dual aspect windows that flood the room with natural light. The kitchen is larger than most and is linked to the dining room making it a very sociable area. Completing the ground floor is a useful utility room, W/C and integral garage.
On the first floor are four double bedrooms (master en-suite), the fifth bedroom is a single and currently used as a home office and a good sized family bathroom.
The gardens are large to the front with a sizable parking area leading to the garage. The rear garden is orientated mainly South with high fencing and two lovely old Oak trees on the boundary, making it very secluded and private.
If you are looking for a great family home then we wholeheartedly recommend you book a viewing.
THE LOCATION Devoran is located five miles south of Truro where the Carnon River meets Restronguet Creek. The village and former ecclesiastical parish, now part of the civil parish of Feock, is named after the Cornish word for water, 'Dowr'.
Although Devoran was initially a farming settlement, the village experienced a brief industrial boom in the nineteenth century as the place where goods could be shipped in and out. For an intense period of activity the newly-built Redruth and Chacewater Railway shuttled backwards and forwards between Devoran and the Gwennap mines, unloading tin and copper ore onto ships and barges waiting in the river and loading up with imported timber, coal and iron. Devoran was developed specifically for this purpose and, with its classic symmetry, the village is the best example of a planned nineteenth century settlement on this scale in Cornwall.
This thriving village on the tidal banks of the Carnon river and just 5 miles from the Cathedral City of Truro and seaport of Falmouth a mere 7 miles away. With a population of approx. 631 there is a real sense of community. Serviced by a doctors surgery, pub (John and Hannah Calland have run The Old Quay Inn for over ten years and serve a good pint and fantastic food made with fresh local ingredients and have a top selection of Cornish ales). There is a village primary school which has received a good OFSTED rating and currently teaching 205 pupils.
Today, Devoran is a peaceful place that sits at the natural tidal limit of Restronguet Creek, a tidal limit that used to be much higher up the river. Most of Devoran's inhabitants work in Truro and the long-disused railway forms part of the coast-to-coast Bissoe Trail, a footpath and cycle route. The Bissoe Trail which is a coast to coast walk or bike ride of 11 miles and starts in Devoran and finishes at the sandy beach of Porthreath.
