THE PROPERTY It is only once in a while that homes like Triana become available for sale. There is quality here and a blend of valuable features and attributes, likely to please the most discerning of buyers.
Believed to have been built around 1850, Triana is an attractive house with lovely proportions, built of stone using granite quoins and lintels under a natural slate roof.
It has been a much loved house where considerable improvements have been made in recent years, by the current owners, without sparing any expense.
Triana lies within a delightful plot and garden, just under a quarter of an acre in size, with granite posts and stout timber vehicular and pedestrian gates, leading off Trewen Road onto a tarmaccadam drive to park several cars, and a remotely opened garage.
The house is beautifully presented, mixing originality with modern comforts and convenience. Upstairs are four bedrooms, three front facing, overlooking the garden and rolling countryside, towards Falmouth Bay, and one has a luxuriously appointed en suite bathroom. Downstairs accommodation is flexible and spacious with 'front' facing, separate sitting and drawing rooms, each with views and fine marble surround fireplaces and stoves. The comprehensively fitted kitchen/dining room is likely to become the social hub of the house with its cream electric fired Aga, engineered oak floors and polished granite or real wooden worktops. The conservatory and entrance is notable for its quality and scale, where French doors lead out to the front, on to the terrace and garden.
Beyond the kitchen is an adaptable space that was designed to provide very comfortable annexed accommodation for a semi dependent elderly relative. Here there is a superb room intended as a bedroom and sitting room with French doors to a South facing terrace, plus a tiled shower room and a utility room (suited perhaps as a kitchen). Whatever one decides for this area, it incorporates beautifully into the main house and the 'extra' reception room would make a great work from home office, with the benefit of fibre to premises broadband at Triana.
All is practical too, with three bath/shower rooms, plus gardener's loo, plenty of storage, a large attic space and solar PV panels providing a valuable energy source for the house and income when 'exported'.
all in all, this is an outstanding house, of a quality and type we so seldom see - unhesitatingly recommended!
THE LOCATION Triana is located on the edge of Budock Water, a relatively level and easy 10 minute walk to the village centre, shop and Trelowarren Arms pub. This outstanding house enjoys a special position adjoining countryside to the rear with rolling views to Falmouth Bay and Pendennis Point in the distance.
Triana lies en route to Mawnan smith and the Helford River, about 2 and 4 miles away respectively, whilst Falmouth harbour town is just 2.5 miles.
Budock Water has a population of about 1200 with an active community and good everyday facilities which include a pub, CJ's Sanctuary restaurant, Anglican church, shop, numerous clubs, societies and a bus service. There is a lovely walk about thirty minutes away across countryside to Maenporth beach and the southwest coastal path.
Falmouth town and harbourside has an eclectic mixture of national shops and independents, together with galleries showcasing local arts and crafts, as well as great places to eat and drink. The Events Square has created a new vibrancy to the harbourside. Events Square is a remarkable success with its quality food, fashion and sailing wear shops. The square hosts events throughout the year, such as the Oyster Festival, the celebrations of Falmouth Week and the Sea Shanty Festival as well as many big name attractions.
Falmouth's seafront, on the town's southern side, is about a mile away, with sandy beaches, Henry VIII's Pendennis Castle and access to incredible walks and scenery along the South West Coastal Path.
Train stations (Falmouth Town and Penmere Halt) provide a convenient link to the mainline at Truro for Exeter and London, Paddington.
There are five primary schools and one secondary school in the town and highly regarded independent preparatory and senior schools in Truro.
Falmouth boasts the third largest natural harbour in the world and is renowned for its maritime facilities which offer some of the best boating and sailing opportunities in the country; little wonder the town is consistently ranked as one of the top five places to live in the UK.
