THE LOCATION The Hollies lies in unspoilt countryside about one mile from Gweek and two miles from Constantine villages. It's part of a former Farmstead, at Lower Carwythenack, discreetly accessed through granite posts and along a tree lined 200-yard lane, taking it well away from the road.
Gweek is a lovely Creekside village and was once a thriving port, being the furthest navigable point on the tidal Helford River. Gweek has an active community with Spar shop, The Black Swan pub and nearby Boskenwyn Primary School.
Constantine lies on the edge of an Area of Outstanding Natural Beauty and is well known for its easy access to the Helford River and other beauty spots in the area, including Frenchman's Creek. It is a thriving and popular village with an active community and numerous societies. Constantine has a well-regarded primary school, two village stores; one specialising in wine and spirits, a 13th century church and the Trengilly Wartha Inn.
Regular bus services run to Falmouth and Helston. The city of Truro, with its Cathedral, fine shopping centre and mainline railway to Paddington London, is about 15 miles away.
THE PROPERTY The Hollies is a great rarity, presenting a characterful and spacious family sized house with land in rural surroundings, so convenient to village life and the Creek. The fine barns at Lower Carwythenack Farm were skillfully converted to create two attached homes where good design preserves the lovely environment that the three houses here enjoy. Access is from the Gweek to Constantine road, where two fine granite posts lead away from the road along a lovely old 200-yard-long tree lined lane, to the three properties.
The Hollies is a superbly established 'set up' where the owners have created a workmanlike equestrian facility, complete with two paddocks, stables, tack room, stable yard and barn plus a superb 45m x 22m all-weather riding arena. Of course the 5.3 acres and outbuildings gives great flexibility, not just for equestrian use but as a smallholding or just space to enjoy.
The house is delightful; spacious, thoroughly appealing and surprisingly light and bright within. There are four double bedrooms, two of which are en suite and a main with dressing area too. The 32' sitting room has a wood burning stove and a doorway into the walled and sheltered rear courtyard garden. We love the 36' long kitchen dining and living room, also accessing the walled rear garden; this room is beautifully fitted and likely to become the social hub of the home.
All is practical and comfortable with solid oak and tiled floors downstairs, a separate study (work from home office) and a utility/boot room.
There is much space to park and gardens have been thoughtfully arranged to enjoy; the rear walled garden is particularly noteworthy for its easy access from living space, its privacy, shelter and orientation to enjoy summer sunshine for much of the day.
This is undoubtedly an outstanding property of a kind so difficult to find. Unhesitatingly recommended!
