In these ever-changing times, many landlords are reeling from the relentless barrage of punitive legislation.  From George Osbornes incremental withdrawal of mortgage interest relief to the recent tenant fee ban, all the changes place considerable costs and risks at the landlord’s feet and we now have the looming threat of the government’s latest proposal, to abolish Section 21 (no fault eviction).

With the spotlight firmly on the letting sector both within the media & politics you can often be forgiven for thinking that all landlords and letting agents are bad and are out to get tenants, however this is not the case! Most landlords have invested many thousands in buying the right property in the first place and many more £££’s in making sure that their properties are safe, clean and affordable, so to have the news that section 21 is to be abolished really is a kick in the teeth. The sad reality is that if this barrage continues and landlords have to incur further costs they will be left with no choice but to either raise rents or simply pull out of the rental market altogether, therefore reducing rental stock which again will lead to even higher rents as supply dwindles, surely the government should be doing the opposite and try to encourage landlords to purchase more property…….you would think!

These changes both recent and imminent have necessitated a revised approach to protect our landlords and their income.  We have tried to soften the blow for our landlords by streamlining our services into a number of carefully costed options.  The overriding intention is to clarify each offering so landlords can choose between (at the entry level) a simple rent collection service and (at the other end of the spectrum) a fully managed package which includes an insurance backed guaranteed rental protection policy, meaning that all the rent is covered in the event of non-payment, from the first day the rent isn’t paid* (*subject to qualification).

Some letting agents and landlords have been slow to react with the changes and many are in denial or have buried their heads in the sand.
