Current Statistics ►

UK house prices rose by 5.2% over 2017 according to the UK house price index, taking the average price of a home to £226,756. Within England, strongest growth was recorded in the South West (7.5%) and both the East and West Midlands (6.3%).

The West Midlands witnessed the most solid house price growth during 2017, according to the Nationwide, with the area seeing prices increase 5.2% in the last year. In comparison they note that prices fell by -0.5% across London, the capital was the weakest region for annual growth for the first time since 2004.

While the latest RICS survey points to fairly muted conditions, agents are slightly more optimistic about prices than they were a month ago. While remaining flat in the short term, agents expect prices to rise in most regions over the next year. Even in London, fewer agents expect price falls over the next year than they did a month ago.

Thinking of buying a New Home?

There are many pros to buying a new home, from builder's guarantees and certificates to ease of maintenance and improved energy efficiency. New homes must comply with current building regulations and during construction are regularly inspected before receiving the completion certificate. The use of modern materials should reduce the need for expensive renovations, repairs and DIY. Most new homes benefit from a "build mark" structural warranty which provides peace of mind from major structural defects for ten years.

New homes are built to make use of all the living space and designed to suit modern, everyday living. New homes are sold with the added benefit of no onward chain which eliminates some of the stress with the buying and selling process.
